Final Terms and Conditions for Vetted Listings LLC
Effective Date: July 7, 2025
1. Overview
Vetted Listings LLC (“Company,” “we,” “our,” or “us”) operates VettedListings.com, a referral coordination and marketing platform. We are not a real estate brokerage, do not provide licensed real estate services, and do not represent buyers or sellers in any transaction. All real estate referral agreements and commissions are handled solely by licensed real estate agents and their brokerages in compliance with Florida and federal law.
2. Eligibility
Our services are intended for use by licensed real estate brokers, teams, or their authorized representatives. By using this site or subscribing to our services, you confirm that you are legally authorized to enter into agreements on behalf of your brokerage.
3. Services Provided
Vetted Listings LLC provides access to a proprietary system for:
- Internal referral coordination between licensed professionals,
- CRM configuration and onboarding support,
- Seller intake system setup,
- Communication routing and performance dashboard access,
- Priority routing of referral introductions via licensed referral agents in our partner network.
We do not generate leads, represent clients, or participate in brokerage activity. Referrals originate from third-party professionals (including investors, agents, and other sources) who redirect sellers through our network when a direct transaction is not viable.
4. Fees and Payment Structure
a. One-Time Setup Fee
The onboarding fee provides:
- Seller coordination infrastructure setup
- CRM integration
- System training and documentation
- Territory-based access to our referral platform
This fee is not a payment for leads or listings, and it does not entitle any user to real estate services or guaranteed results.
b. Optional Monthly Support Subscription
Brokerages may subscribe to an optional monthly package that includes:
- Ongoing CRM optimization
- Technical support and system updates
- Performance insights and documentation customization
This subscription supports backend access only and is not tied to commissions, referrals, or outcomes.
5. Referral Agreements and Compensation
All referral agreements are executed and managed by licensed real estate agents. Commissions are paid directly to their brokerage and distributed according to Florida real estate law. Vetted Listings LLC does not receive or share in commission payments. Our platform functions as a technology and coordination layer only.
6. Territory Access and Routing
Access to backend coordination tools may be limited to one or two brokerage teams per geographic area to maintain system performance, ensure responsiveness, and uphold delivery quality.
This limitation is not a grant of territorial exclusivity over real estate consumers or listings. It applies solely to platform usage rights and referral coordination capacity.
7. Acceptable Use
You agree not to:
- Misrepresent your license or affiliation
- Interfere with the platform’s operation
- Attempt to solicit seller data outside of approved channels
- Engage in activity prohibited by real estate law
We reserve the right to suspend or terminate access at our discretion.
8. No Guarantee of Results
Our services are structured around performance thresholds, but we make no guarantee of listings, commissions, or referrals. Results depend on team performance, local market dynamics, and other variables beyond our control.
9. Intellectual Property
All platform content, systems, tools, and branding are proprietary to Vetted Listings LLC. You may not copy, reproduce, or share system materials without express written permission.
10. Limitation of Liability
To the fullest extent permitted by law, Vetted Listings LLC is not liable for any direct, indirect, or consequential damages arising from your use of this platform.
11. Indemnification
You agree to indemnify and hold harmless Vetted Listings LLC from claims, liabilities, or damages resulting from your breach of these terms or use of our platform in violation of law.
12. Governing Law
These Terms shall be governed by and construed under the laws of the State of Florida. Any disputes shall be resolved exclusively in the courts located within the state of Florida.
13. Changes to Terms
We reserve the right to modify these Terms at any time. Changes will be posted to this page with the new effective date. Continued use of the platform constitutes acceptance of any changes.
